Public Notice: Joint Public Hearing
The Gaston County Board of Commissioners and the Gaston County Planning Board will conduct a joint public hearing beginning at 6 p.m. on Tuesday April 24, 2018 in the Harley B. Gaston, Jr. Public Forum of the Gaston County Courthouse, 325 Martin Luther King, Jr. Way, Gastonia, NC., to receive citizen input concerning (1) ETJ 18-01, an application, as described below, to consider acceptance of the relinquished Extraterritorial Jurisdiction (ETJ) by the City of Mt. Holly into the Gaston County Zoning Jurisdiction and the recommended County Zoning Districts for the relinquished area, and (1) Rezoning Case Z18-04.
1). Application Background (ETJ 18-01): The Gaston County Planning Board has submitted an Extraterritorial Jurisdiction (ETJ) Relinquishment Application to the Board of County Commission to accept the relinquished Extraterritorial Jurisdiction (ETJ) by the City of Mt. Holly into the Gaston County Zoning Jurisdiction, and the recommended County Zoning Districts.
The current zoning districts for the subject relinquished areas are numerous parcels (areas are shaded in dark grey on attached map) as designated by the City of Mt. Holly as shown by the following: R-8MF, R-10, R-12, R-20, H-I, L-I and O-I.
If approved by the Board of County Commission, the accepted change would be effective Friday, June 1, 2018 at 12:01 a.m., with the subject parcels being placed in various Gaston County Zoning Districts based on a similar Mt. Holly Zoning Districts in place prior to the relinquishment to either: RMF, R-1, RS-12, RS-20, C-2, I-1, I-2 and OLC with US and CH Overlays.
2). Rezoning Case Z18-04: Gaston County Economic Development Commission request for General Rezoning of property parcel(s) 170270,170271,170405,170418,170419,170420,170426,170432,170788,170790, 170889,207268,207270,207271,207273,207275,207277,212069,212070,212071, 213893,219200 (portion of) from the (R-1) Single Family Limited Zoning District, the (C-1) Light Commercial District, the (CU/C-1) Conditional Use/Light Commercial District with (US) Urban Standards Overlay and (CH) Corridor Highway Overlay to the (I-2) General Industrial District with (US) Urban Standards and (CH) Corridor Highway Overlay.

3). PBV (18-01): The applicant is requesting a variance Section 13.15.3(C)(1) Lot To Abut A Public Street, of the Unified Development Ordinance (UDO). This section requires a minimum of 3 acres in lot size if the lot does not have frontage on a public street and meet the requirements of Section 9.5 of the UDO. The applicants are proposing to subdivide an existing 3.25 acres parcel into four lots. Three of the lots will have frontage on a Reese Wilson Road which is a Public Street and all three meet the minimum lot size requirements. The applicants are requesting a variance to the required minimum lot size, which would allow them to create a fourth lot that does not have the minimum required frontage on a public street, nor the minimum required 3 acres when not on a public street. The proposed lot would be .85 acre in size and have frontage on Bell Post Road, which is not a public street.
